17,000 construction jobs are expected to be created over the full buildout with over $675 million in construction wages and 2,000 full time jobs at full buildout. With more than 5,000 Clay County residents currently seeking employment, Agricola’s construction and long-term commercial jobs will provide meaningful local job opportunities across a range of skill levels, from trades and infrastructure to retail, healthcare, and education.
Approximately 75% of employed Clay County residents commute outside the county for work. By introducing commercial, educational, and neighborhood-serving employment uses within Agricola, the project aims to support greater local job containment. This would reduce commute times, ease regional traffic congestion, and strengthen the County’s tax base.
This project, at full buildout, would create more than $2 billion of taxable value; contribute over $40 million of ad valorem tax revenue annually; over $40 million of mobility fee revenue; Over $23 million of impact fee revenue to Clay County; over $40 million of school impact fee revenue; approx. $18 million of annual sales tax revenue; and $240 million of new resident spending.

Acres of land within Agricola will be dedicated to parks, trails, and outdoor recreation for both residents and the wider community. With more than 50% of the property reserved as open space, the area plans to offer abundant opportunities to experience nature, stay active, and enjoy the landscape of northern Florida.
Agricola is planned to include new, state‑of‑the‑art schools designed to serve future residents and support the continued excellence of the surrounding area.
